WHAT IS AN EXCLUSION OF GUARANTEES
Although not compulsory, the borrower insurance is, most of the time, required by the lending institutions, as security of the mortgage. This personalized offer is based on the amount borrowed, but also the profile of the subscriber - and more specifically, his general health. In fact, it may contain exclusion cases to consider before committing.

GENERAL AND SPECIAL EXCLUSION CASES
The mortgage loan offer is accompanied by an insurance offer, built from a risk calculation that the borrower represents. All risks likely to lead to a failure of repayments: incapacity for work, disability, death, unemployment, etc.

Each insurer assesses the situations it will take care of and those it will systematically reject. Considered too risky, the latter correspond to the famous "exclusions of guarantee".

At this point, we distinguish:

Exclusions of general guarantees. Inscribed in the Insurance Code, they will never be covered by any body. These are the consequences of external events (war, riots, terrorism, explosion ...) or the behavior of the borrower (insurance fraud, illegal or irresponsible act). Note that the case of his suicide can, under certain conditions, cause the nullity of the death guarantee.
Exclusions of particular guarantees. They depend on each organization and are based on the age, occupation, health and sports activities practiced by the borrower. Note that these exclusions can sometimes be bought back, with a premium of insurance, to obtain the coverage of this point.
TWO KEY CRITERIA ANALYZED: THE AGE AND HEALTH OF THE BORROWER
Beyond risky trades (police, firefighter, ambulance ...) and sports deemed dangerous (sailing on the high seas, outdoor climbing, skydiving ...), likely to generate surcharges or exclusions, there are two essential criteria that condition the entire proposal of insurers: the age and health of the borrower.

Age at subscription
In the construction of an insurance offer, age is obviously one of the key criteria studied by each insurer, insofar as it increases the risks of illness, accident and death. On this basis, we distinguish:

The age limit for membership: depending on the organization, it varies from 65 to 80 years.
The age limit of coverage for certain guarantees. Indeed, if at the time of the signature of the offer, certain protections are active, they can stop after a "birthday". For example, once past the legal retirement age, total incapacity for work will no longer work.
The state of form of the debtor
Along with the question of age, the insurer looks at the state of health of the borrower. To enable them to evaluate it correctly, the mortgage applicant completes a health questionnaire: a simplified version if he is under 45 and borrows less than 200 000 €; a more advanced version, beyond 45 years old. Note that in some cases, the organization may request a medical examination before making an offer.

When considering these data, the insurer may establish a list of exclusions or limitations of guarantees. Among the most common, rarely covered, are non-objectifiable diseases (depression, chronic fatigue ...) and pathologies of the back (sciatica, lumbago ...). Note that a serious illness (heart disease, AIDS, diabetes, cancer) usually results in a premium.
